While I advocate using a professional realtor to sell your Indianapolis home, if you want to go the "for sale by owner" (FSBO) route, here are a few tips:
Make sure your home is priced accordingly - You will have to do a lot of research here and find out what comparable homes in your area sold for. It's well beyond just looking at what your neighbor down the street got - each home is unique. Make your price too high, and you'll drive away buyers. Too low, and you leave money on the table.- Advertise your home - Signs, the newspaper, the internet...these are all ways to advertise your home. Use them to your advantage.
- Curb appeal - Your home has to look good from the outside. It has to be a warm, inviting place that someone will want to buy. Make sure it looks as good as possible. This may mean some small repairs; some paint; planting a bush; etc.
- Look objectively at your home - I have to admit; this is tricky for a lot of people. After all, you live in your home - obviously you think everything is fine. But a potential buyer might not see things the same way you do. That sticky door that isn't a big deal to you because you know how to open it by holding it "just so"... that could be the thing that makes a potential buyer think your house is too run-down to buy.
- Get a folder. A big one - There will be a lot of paperwork. Make sure you keep it all straight.
- Visit a bookstore - Go over to the business section and pick out a book on sales. Seriously, it's important.
